Layouts that send water downward
Two-story houses commonly put bedrooms and often the laundry upstairs, with the kitchen and living space below. A water heater may be in a garage, a basement or a closet. Whichever it is, an upstairs appliance leak has farther to travel and more places to hide, such as floor joist bays, light fixture openings and wall cavities.
The Ralston Valley area of Arvada has a mix of housing, so this page speaks about layouts, not about any particular street.
Upstairs versus ground-floor appliances
| Upstairs laundry | Ground-floor kitchen and utility |
|---|---|
| Water falls into ceilings and fixtures | Water spreads across floors and under cabinets |
| Leaks may go unnoticed while the house is empty | A basement or crawl space may lie below |
| Floor drain pans may be installed | Cabinet cavities trap water |
| Drying often involves ceiling openings | Drying involves toe-kicks and subfloor checks |

Local planning notes
Confirm with the city or water provider that serves your address how to reach them for service questions, and ask any contractor to confirm in writing that they work at your address. This page does not list any company as available.
Think about the sound of the house, too. In a two-story, a washer running upstairs is audible downstairs, and a change in that sound, such as water running when the washer is idle, is a clue. A habit of listening for unexpected running water when the house is quiet is free and useful. If you hear it, check the laundry valves first, then the water heater, then the main.
Finally, keep a list of what is directly below each upstairs appliance: which room, which fixtures and which belongings. In a leak, knowing that the dining room light is under the washer tells you at once which ceiling to watch.
Photograph the ceiling under the laundry in a normal state this season, so any later stain can be compared with it.
