Common layouts
Ranch homes keep living space on one level, often with a basement beneath. Bi-levels and split-levels divide the house into half floors, with a lower level partly below grade. In both, the water heater and softener are commonly in a lower level or a mechanical room, and the washer may be on the main floor, in a hallway closet, or downstairs. These descriptions are general, and houses in west Arvada differ from one another.
Where the washer is decides what a hose failure meets: a finished floor with a basement beneath, a slab, or a floor drain.
Layout and leak path
| Appliance location | First wet area | Possible hidden area |
|---|---|---|
| Main-floor closet washer | Closet and hallway flooring | Subfloor and basement ceiling |
| Lower-level washer | Concrete or tile, adjoining rooms | Wall bases and stored items |
| Basement water heater | Utility room floor | Finished room carpet and drywall |
| Kitchen dishwasher | Floor in front, cabinet base | Crawl space or basement ceiling below |

Questions for a contractor
Ask whether the plan includes the basement ceiling under a wet main floor, the wall bases in lower levels, and any drain in the floor. For a heater replacement, ask about pans, discharge piping and sensors.
Older mechanical equipment is common in houses of these types, so it is worth asking how old the water heater, softener and washer connections are. Where parts are original to the house, a plumber may recommend replacing valves while the water is already off for another repair. That small step can remove several stiff or weeping valves at once.
Do a similar check of the floor drain and standpipe. In some homes they have not been used in years, and a dry trap or a lint-filled pipe is better discovered on a calm afternoon than during a leak.
Walk the lowest level after heavy rain or snowmelt as well, so that ground water seeping in is not mistaken for an appliance leak or the other way around.
