Gravity does the rest
A laundry room on the second floor of a two-story home puts the washer, supply valves and floor drain pan above living space. When water escapes, it first meets the floor covering, then passes through seams, the pipe penetrations and the subfloor edges into the ceiling cavity below. It may then soak insulation and drywall, run down inside walls, and gather at recessed lights or exhaust fans, which is often where it first becomes visible.
Several newer Arvada neighborhoods have homes with upstairs laundry rooms. That makes this a pattern worth planning for there, with shutoffs that are easy to reach and a pan or sensor under the machine.
What the ceiling below may show
Faint brown stain
Water has reached the drywall and carried dust or dissolved material; the leak may be old.
Bubbling paint or sagging
Drywall is holding a lot of water. Do not poke it unprotected; sagging ceilings can release a sudden load.
Dripping from a light or fan
Turn off the circuit if it is safe, and avoid using the fixture until it has been checked.
Damp wall below
Water has followed the framing and may be inside the wall cavity.
Responsibilities after a leak
| Task | Typically handled by |
|---|---|
| Repair washer, hose or valve | Appliance technician or plumber |
| Check the electrical fixtures | Licensed electrician |
| Measure moisture in floor and ceiling | Drying contractor or the owner with a meter |
| Open ceiling if insulation holds water | Drying or repair contractor |
| Claim decisions | The insurer |

Prevention list for an upstairs laundry
- A drain pan with a pipe to a safe discharge if the maker or builder provided one
- A leak sensor on the floor beside the machine
- Valves that are reachable without moving the washer
- Hoses with dates written on them
- A habit of not running the machine while out of the house
Drying planning
The floor and the ceiling below need to be treated as one wet system. A contractor can discuss whether to pull a section of ceiling to dry insulation, or to drill small holes and push air into the cavity. Ask how the light fixtures will be handled and who is responsible for painting and repair after drying is complete.
